Why maintenance matters

Neglected equipment.
Risks worth understanding.

Skipping heating, air conditioning, and fireplace maintenance can allow performance problems and safety concerns to go unnoticed. Regular care helps identify issues that need attention.

HEATING & AIR CONDITIONING

Higher costs and equipment damage

Dirty filters and coils can restrict airflow, reduce efficiency, and make your system work harder. Unresolved problems may increase energy costs, contribute to breakdowns, or shorten equipment life.

Blocked condensate drains can cause water damage. Unaddressed moisture can also create conditions for mold growth.

FIREPLACES & CHIMNEYS

Fire and ventilation hazards

Creosote buildup in wood-burning chimneys can ignite and cause a chimney fire. Debris, damaged components, and venting problems can interfere with the removal of smoke and combustion gases.

Have fuel-burning heating equipment serviced and chimneys checked by qualified professionals regularly. Do not keep using equipment with suspected safety problems.

HEALTH HAZARDS

Indoor air and carbon monoxide

Moisture-related mold can cause irritation and allergic reactions, and may trigger asthma symptoms in susceptible people. Smoke exposure can also affect breathing.

Fuel-burning heating systems and fireplaces can release carbon monoxide (CO), an odorless, colorless gas that can cause serious illness or death. Poor venting and blocked chimneys can allow CO to accumulate indoors.

Know when to act

If a CO alarm sounds or CO poisoning is suspected, leave immediately, get everyone to fresh air, and call 911 from outside. Do not re-enter until emergency responders say it is safe. Symptoms can include headache, dizziness, nausea, weakness, chest pain, or confusion. For an active fire or a suspected gas leak, leave the property and call 911 from a safe location.

Keep working smoke and CO alarms installed according to manufacturer instructions and applicable requirements. Maintenance complements these alarms and safe operating practices; it does not replace them.

Basic preventive maintenance overview

  • System operation: Review thermostat response and basic heating or cooling operation.
  • Airflow and filters: Check filter condition and look for visible airflow restrictions.
  • Equipment condition: Inspect accessible components, electrical connections, and visible signs of wear.
  • Seasonal checks: Review applicable cooling components and condensate drainage in spring, or heating components in fall.
  • Findings and follow-up: Explain observed concerns and recommended maintenance or repairs.

Confirm cleaning, filter replacement, parts, and any additional work when reviewing your service scope. Additional work or cost requires your approval before we proceed.
